The recently completed scheme at Berrow is a development of 10 affordable homes, comprising 7 affordable rent and 2 shared ownership, in a coastal Somerset village, just south of Weston Super Mare. A combination of bungalows and semi-detached properties, this provides a much needed mix to meet the demands of the area. This exception site sits on the eastern edge of Berrow and also includes 15 open market homes. Groundwork commenced on site in early 2020 and continued on site throughout the pandemic. Although a s106 scheme, this was dealt with differently to that of a traditional s106, with South Western Housing Society, now Willow Tree Housing Partnership (WTHP) entering into contract with the developer for the plots, then appointing their own building contractor, which had recently undertaken another scheme for SWHS to a very high standard. Classic Builders started building in Spring last year and have worked consistently hard since to tackle the challenges brought about by coronavirus and successfully meet the planned completion date of June 2021.
WTHP is committed to ensuring those working in the traditional low income areas can access homes that would otherwise be beyond their means and these homes have played a fundamental part in achieving this. WTHP are pleased to take handover of the properties at the end of June, enabling tenants to be in their new homes before the Summer.
Working with the Sedgemoor District Council Housing Development Team, the need for the resulting mix of affordable homes was determined. This included predominantly affordable rent tenure and a high proportion of bungalows. On advertising the rental properties on Homefinder Somerset, a significant amount of interest has been received with around 150 applicants per property.
The bringing forward of the site to provide these much needed affordable homes involved early engagement with the local planning authority and Housing Enabling Team. At times, site constraints presented challenges such as the site falling within a Flood Zone and the stakeholders worked hard to overcome these issues.
